Demolition
Full interior gut demolition. Salvaged lumber and materials sorted, all debris removed from site.

Crawlspace & Foundation
Excavated ground floor ~3 ft down for new crawlspace. New engineered foundation wall, sonotubes, and perimeter stem walls poured.

New Floor System
Pressure-treated sill plates installed. Entirely new floor joist system framed across 1,450 sq ft with subfloor sheathing staged.

Phase 4
HVAC Rough-In
Flex duct runs installed through crawlspace between floor joists. Air handler positioned and connected — the entire reason for the crawlspace excavation.

Electrical Rough-In
New electrical service and panel installed. Wiring run throughout ceiling and walls with outlet and switch boxes positioned per plan.

Plumbing Rough-In
PEX water lines run through floor joist bays. ABS drain lines stubbed up through floor. Bathroom rough-in completed with proper venting.

Structural Moment Frame
Engineered moment frame installed to carry load of upstairs bathroom. LVL/glulam beam spanning overhead, all three MEP trades coordinated in same chase.

Floor Insulation
R-19 fiberglass batt insulation installed throughout floor joist bays. Full coverage across entire commercial floor area.

Additional phases coming soon: subfloor completion, wall framing, MEP inspections, drywall, exterior facade (brick veneer + steel canopy), storefront glass doors, finished interior, and Airbnb upper unit.
